At Belvoir Franchise Group, we know a couple of things about what a day in the life of a sales and letting franchisee is like, so keep reading to find out. One of the best parts of owning a property franchise is choosing what hours you work.

No day is the same when working as a property franchisee, but below are some of the daily tasks and activities you can expect to be doing.

Meetings

As a property franchisee, it is likely you’ll find yourself in a lot of meetings - whether that’s meetings to discuss new properties, meeting with potential sellers or buyers or meetings within your team to discuss plans or industry trends. A morning meeting is a great time to share industry updates, new properties on the market, or relevant news.

Scheduling

Organising and scheduling your time as a property franchisee is important. With lots of different things happening in your day-to-day life, it’s crucial to know what you need to do that day and when. To stay organised and on top of things, schedule set times for any viewings with potential buyers or renters and with any potential new properties.

Communicating with customers

You will most likely be regularly communicating with customers throughout your whole day, but after your morning meeting is a good time to reply to any property enquiries, sort out any listings or check visiting times with any potential customers. Good, regular communication is a key part of your role as a property franchisee.

Researching

When attending property viewings, it is crucial to know about the properties you are selling or renting. Research each property before you attend a viewing can help you answer questions your customers may have.

Attend any meetings or viewings

As a property franchisee, you will most likely attend regular property viewings. Whether a property is to be sold or let, you will be required to show your customers around the home, answer questions and sell the property to them. Viewing times will differ day-to-day depending on your client's and customer's availability.

Negotiate offers/finalise the details

One of the most important parts of being a property franchisee is to communicate, negotiate and bridge the gap between buyer and seller or the prospective tenant. If a property is sold or let, then you will be required to secure both types of transactions through contracts to both parties.

Advertising

Advertising your property franchise is a great way to help it grow and expand, spending some time every day to share what you are getting up to, any new properties or looking for potential new properties to manage can help improve your performance and increase the business to your franchise.
